Brookland Crossing Proposed Development

Haag Brown is extremely excited for the opportunity to develop 20 acres at the signalized intersection of Highway 49 North and Highway 760 (School Street) in Brookland, Arkansas. The massive growth this community is currently experiencing can be attributed to several factors. Brookland is uniquely located along Highway 49 between Jonesboro and Paragould. The opening of the new $500 million NEA Baptist Healthcare System has created an economic boom along the Highway 49 corridor north of Jonesboro. Paragould is rapidly expanding to the south. As more and more families desire to live on the outskirts of both of these cities, they are getting pushed further and further out, landing them in Brookland. As a result, the school district is growing, several new housing developments are being constructed, and the city is needing to expand their borders.

However, the growth Brookland is experiencing has not been reflected in it’s retail market. Currently, residents have to travel 6 miles to the nearest grocery store. This development is being created to address these rising needs. It’s central location will be easily accessible from both Highway 49 North and School Street, where it will have exposure to over 25,000 cars per day. The site sits on the same thoroughfare as Brookland Public Schools and is in close proximity to Sonic America’s Drive In, Jordan’s Kwik Stop/Taco Bell and Dollar General. There will be room for a big box retailer in the rear of the development and 3 to 5 out-pads lining the corner.
